Fair Housing & Reasonable Accommodation

 

Our Commitment to Fair Housing

AriStar Property Management Inc. is committed to providing equal housing opportunities and conducting all housing-related activities in accordance with applicable federal, state, and local Fair Housing laws.

We do not discriminate in the rental, application, qualification, management, or provision of housing-related services based on race, color, religion, sex, national origin, disability, familial status, or any other characteristic protected by applicable law.

Our goal is to provide consistent and professional service to all applicants and residents and to apply our rental policies and qualification standards fairly and consistently.

Reasonable Accommodations

 

AriStar Property Management recognizes the rights of individuals with disabilities to request reasonable accommodations when necessary to have an equal opportunity to use and enjoy a dwelling.

A reasonable accommodation is a change, exception, or adjustment to a rule, policy, practice, or service that may be necessary because of a disability.

Applicants and residents may request a reasonable accommodation at any time. Requests may be made verbally or in writing; however, written requests are encouraged when practical so that we can accurately understand, document, and process the request.

Each request will be considered individually and in accordance with applicable Fair Housing laws.

When a disability or the disability-related need for an accommodation is not readily apparent, AriStar Property Management may request reliable information reasonably necessary to evaluate the accommodation request, as permitted by law.

We do not require an applicant or resident to disclose detailed medical records or unnecessary information regarding the nature or severity of a disability.

Assistance Animals

 

An assistance animal is not considered a pet when the animal is required because of a disability and meets applicable Fair Housing requirements.

Assistance animals may include animals that perform work or tasks for a person with a disability as well as animals that provide disability-related emotional support or other assistance.

Approved assistance animals are not subject to pet-specific fees, pet rent, pet deposits, breed restrictions, or other policies that apply solely to pets.

Applicants and residents may request a reasonable accommodation for an assistance animal at any time, including during the application process or after occupancy.

When the disability and disability-related need for the animal are not readily apparent, AriStar Property Management may request reliable supporting information as permitted by applicable law.

A request for an assistance animal will be evaluated individually. Submission of a request or documentation does not automatically mean that a particular accommodation has been approved.

Residents remain responsible for the care and supervision of their assistance animals and may be responsible for actual damage caused by an assistance animal to the extent permitted by law.

Reasonable Modifications

 

A person with a disability may also request permission to make a reasonable modification to a dwelling when the modification is necessary for the person to fully use and enjoy the premises.

Reasonable modification requests will be evaluated individually and in accordance with applicable Fair Housing laws. Depending on the circumstances and applicable law, the resident may be responsible for certain costs associated with a modification.

Residents should obtain approval before making physical alterations to a property.
